A Preliminary Title Report is a signed and dated formal report that sets out in detail the conditions of Title on a specific parcel of land, as of the date stated therein.  The following items are included in the report:

1.  Escrow and Title file number (for reference purposes during your transaction)

2.  Signature of Title Officer (also for future reference)

3.  Type of Estate (fee simple, leasehold)

4.  Legal vesting (shows owner of record and how title is held)

5.  Legal description, including exceptions

6.  Taxes and  Bonds

7.  Recorded easements

8. Covenants, Conditions and Restrictions

9.  Deeds of Trust, Assignments, Substitutions of Trustee and Subordination  Agreements

10.  Abstract of Judgment and Tax Liens

11.  Assessor’s Parcel Number (APN)

12.  Plat Map
