Reno/Sparks Market Report
It’s the most wonderful time of the year!
The holiday season is upon us, and at Dickson Realty, we genuinely hope you are savoring these festive moments with family and friends. Fortunately, this winter has been kinder compared to last year, with a milder chill and no cumbersome snowfall to navigate—unless you’re an enthusiastic skier eagerly awaiting their moment on the slopes.
As the year draws to a close, it’s common for homeowners to withdraw their properties from the market to prioritize quality time with loved ones. This year follows suit, resulting in a decline in available listings and fewer sales. However, the diminished inventory has accelerated the pace at which homes are leaving the market. November witnessed a dip in the median sales price, which is a deviation from the consistent trend we’ve seen since July. Whether influenced by higher-than-normal interest rates or the mix of available homes, it’s too early to pinpoint, but rest assured, we’re keeping a close eye on developments.

Traditionally, December is abuzz with activity as families embrace recreational pursuits during the school break. If the idea of selling has crossed your mind, consult your Dickson expert. Discuss your timing or explore the option of a “pocket” listing, just in case the perfect buyer is nearby.
A prevailing trend indicates that most buyers prefer “move-in ready” homes. Escrows sometimes face hurdles due to necessary repairs discovered during buyer inspections. To streamline the process, consider scheduling a home and pest inspection while inspectors and repair professionals are less occupied, ensuring a smooth experience for buyers and sellers.
