Reno/Sparks Market
In the Reno/Sparks areas, April saw a 10% gain in single-family home sales since March and a 41% decrease in condo sales from 88 in March down to 52 in April. Active inventory for homes was up 9% with condos were up 25%. The April median price for homes was up just 1% and the average price was up 5%. The median price for condos was down 22% and the average price was down 13%.
Truckee/No. Lake Tahoe Market
Active inventory as of the end of April is only slightly higher than it was a year ago, but interestingly enough, sales for single family homes was down 24% whereas condo/townhome sales were up 170%. Multiple offers are still common in many price ranges, most probably causing the increase in pricing. Median prices for single family homes sales were up 13% over a year ago, condos/townhomes up 11%.
