As we begin the New Year, we are excited to report the real estate market in Montrêux continues to strengthen. Many Californians have come to Nevada to seek tax refuge and are driving the market forward and creating higher demand for property ownership in our wonderful community.
Home sales are up 80% and custom lot sales are up 300% in 2013 vs 2012. Taking all home sales into account, home prices have risen an average of 12% since 2012. On a special note, higher end custom home prices jumped an average of 20% to 30% over the prior year. Custom lot sale prices have risen 100% since 2012. Needless to say, 2013 has been a fantastic year!
The final enclave at Montrêux, Parc Forêt, has nearly sold out its first phase that was released in the late spring. The next release will be available in early 2014 and the addition of new plans has already created a buzz of anticipation.
