Actives VS Solds for Reno/Sparks, NV

Active listings in Reno/Sparks were up 12% from March from 469 units to 531. The number of Non-distressed, or Tradition homes, on the market also rose by 16%. Although the number of units sold in April is very close to that of March, the number of pending sales at the end of April was up substantially. We’re continuing to see this trend in Non-distressed homes rise each month, while short sales have been steady at 42 units each month since February. With the large number of Notices of Default filed over the last couple of months, we should begin to see more REO properties by summer.

Sales have remained fairly consistent in the past month, although we would normally have expected May to be slower than April since the ski/winter season ended earlier than usual. Wonder if this is this the new ‘norm’?  The only significant change is that active inventory is up 35% from the end of April to the end of May, which was also expected, since ski leases typically end in April, bringing much new inventory onto the market during this past month.

 

As for the Reno/Sparks area, when you have 531 active listings and you sell 547 listings…you have an extremely competitive, low inventory market. Supply and demand is in full force and sellers are seeing multiple offers along with higher prices. Which makes it so important for buyers to stay on top of the market.
